The Role Of Flood Protection In Home Insurance Quotes

2010-09-23

Almost every home in America is under possible threat from flood. Even living in a community with a small stream or quiet pond does not mean that a homeowner is immune to potential flooding problems. In the event of a severe storm or heavy rain, even the most benign storm drainage pond can overflow its banks and come seeping up toward the basement or lower level of a house. Homeowners would be wise to protect their property against such damage, and many owners have begun to consider options such as flood protection insurance in order to be certain that their home and their possessions are safe. In some states, a home insurance quote will come built-in with flood protection insurance, and in others, it will be the responsibility of the homeowner to purchase the insurance themselves.

The evaluation of a home's need for flood protection begins with an assessment of potential hazards around a home, as well as the home's proximity to water. In states with many homes in close proximity to coastlines or where a great deal of storms hit on a yearly basis, the state government may mandate that all home insurance quotes include a form of flood protection. For homeowners who do not feel the risk is as grave as presented, there are often options to opt out of the coverage, but it will require a signed waiver by the homeowner to be on file with the insurance company, and will of course mean no coverage if the home is in any way damaged by flooding.

In other states where flooding is a less common but still severe problem, insurance companies may refuse to take on the risk of issuing a home insurance quote with flood coverage included. To an insurance company, a massive flood represents a significant loss of profit if they have a long list of clients that need to be paid out. In states where flooding is not as large a concern but still a possibility, there will be some insurance companies that will offer flood protection as an add-on to standard coverage, but some will not offer it at all. In cases where no coverage is offered but homeowners still feel it is warranted, a policy may need to be purchased via the National Flood Insurance Program (NFIP), which is a separate government entity managed by FEMA.

No homeowner wants to have their home damaged, but the greatest fear for any owner is to have their home damaged in such a way that their insurance coverage will not pay out for it. For those that are concerned about possible flooding or flood damage, both private and public insurance options exist.
